Quantity Surveying & Project Management

Building Botswana’s landmarks

Peter Richards International prices buildings before they are built, then manages cost, programme and quality through to handover. In Gaborone since 1976, working across Botswana and the region.

We tell a client what a building will cost, then make sure it gets built for that.

From the trading floor of the Botswana Stock Exchange to junior schools in the districts, the practice has measured, costed and managed construction for ministries, developers and private owners.

The brief changes with every project. The discipline does not. Independent numbers, a clear programme, and a building that opens on the terms the client agreed to at the start.

With 37 years of continuous operation in Botswana, PRI has delivered full quantity surveying consultancy on a diverse portfolio of projects. Since inception, we have acted as consultant quantity surveyors or project managers on approximately 500 building and civil engineering projects of varying scale and value.

We have also been appointed as Employer’s Agent on several turnkey projects, providing end-to-end accountability and cost control.

Our Gaborone practice comprises four qualified quantity surveyors, two project managers, and a skilled support team. This structure ensures technical depth, responsiveness, and consistent service delivery.

Our approach

Local insight, international best practice.

At PRI, we combine local insight with international best practice. Our team is experienced in the procedural and compliance requirements of government and parastatal institutions.

We support both local and international clients with clear, expert guidance across all construction-related activities and project management services. Our focus is on quality, professionalism, and risk mitigation. This approach helps avoid claims and disputes, protects value for the Employer, and ensures a fair return for the Contractor.

Over the years, we have built strong, long-term relationships with key stakeholders in the construction industry. Through effective cost control and disciplined processes, we have successfully concluded numerous projects that have strengthened Botswana’s international reputation in the built environment.

Excellence is not an exception, it is a prevailing attitude.

01
Feasibility and budget setting

04
Procurement and tender evaluation
Running the tender and reporting on bids by price and by substance.
05
Interim valuations and cost reports
Monthly valuations of work done and clear reporting against the budget.
06
Change control and variations
Pricing and recording change as it happens, so the cost stays defensible.
07
Final accounts and settlement
Agreeing the final figure with the contractor and closing the account cleanly.
08
Value engineering
Finding cost without losing what the building needs to do.
09
Employer’s Agent on turnkey projects
End-to-end accountability and cost control on design-and-build work.
02

Project Management

One team accountable for programme, contract and quality, from brief to handover.

01
Project planning and programming
A programme everyone works to, with the critical path kept in view.
02
Procurement strategy and contractor selection
Choosing the route and the contractor that fit the project.
03
Contract administration
Administering the building contract under the forms common to Botswana, including JBCC and FIDIC.
